Our Sellers Guide

If you are ready to sell your home, you need help from a specialist and local estate agent. At Nathan Andrews Estates, we are here to help and here is our handy seller guide to assist you prepare for selling your home.

Make sure your finances are in order

People know buying a home is expensive but there are many costs associated with selling property, and this can be expensive. Draw up a budget, know what finances you are dealing with and make sure you are confident about your mortgage.  If you have a mortgage to redeem or you have to arrange a mortgage in order to buy a new home, these are important steps, so make sure you have everything in order.

Present the home to a buyer’s tastes

Forget your own tastes and preferences, when you sell your home, you want to appeal to the most likely buyer.  At Nathan Andrews, we understand the local market and we have considerable experience in knowing which buyers are looking for which house types in this area. We will ensure your property is presented to their tastes and demands.

The following tips are worth considering when presenting your house for sale:

  • Ensure the property is clean and has been tidied to the highest standard
  • Declutter the property – this creates space and minimises your influence
  • Ensure all repair work is carried out before placing the home on the market
  • Create kerb appeal with a theme in the garden area
  • Decorate and style with the buyer in mind

Planning your move

How do you intend to move your belongings from your current (and soon to be former) house to your new one? Make sure you have plans in place whether it is hiring a removal company or undertaking the move yourself with friends and family members helping out.

Do you have a solicitor in place?

There is a lot of legal work to be undertaken when you sell your home and it is important that you have a professional you trust undertaking these matters. A good solicitor will speed up the sales process while ensuring you receive the best guidance.

Nathan Andrews Estates can recommend a solicitor if you need assistance in finding a professional.

Timeframe of the move

Given that many issues can arise when selling your home, it would be wrong for any agent to state that the deal will take a specific amount of time to conclude. However, there are issues impacting on the timeframe of a move, including:

  • How quickly you need to sell and move on
  • Whether the home needs repair and maintenance work before the move
  • If you are also buying property and the property you wish to purchase becomes available unexpectedly or at short notice

One of the most important stages of the house selling process is the viewing process. Nathan Andrews Estates are happy to carry out viewings at your property and we will offer immediate feedback on every viewing.  It is important to create a flow around the home, starting in a positive room and concluding the tour in the same room.

Make sure you allow viewers to wander freely at their leisure but be on hand to guide them around the property and answer any questions they may have.
