We would like to provide clarity of the fees that will become payable when you apply to rent a property we are marketing. We believe you should understand these before you make any decision about a property.
We set out below how our fees are calculated. These will usually cover Referencing, Tenancy Agreement administration and registering deposits. These will be paid in addition to any first month’s rent and Deposit that is due under a Tenancy Agreement.

When a suitable property to rent has been found all persons will complete a Tenant Application Form and will be named in the Tenancy Agreement. We will take up references on behalf of our client, your landlord with your consent, which may include a bank reference for which your bank may charge a nominal fee, a credit reference, an employer’s reference, an accountant’s reference, and a previous landlord reference.
A payment (Holding Deposit) to indicate your commitment is required when you submit your application and is held against expenses and fees incurred. If your application is successful this payment will be deducted from your Initial Monies.
The payment (Holding Deposit) is non-refundable should your application be unsuccessful or withdrawn in certain circumstances, the details of which are set out in the holding deposit form receipt for which a copy will be provided to you before and once you have made the payment of the holding deposit.
Please note that this Holding deposit payment in advance does not constitute a tenancy or offer of a tenancy but is proof of your serious intention to proceed. A holding deposit payment is equivalent to two weeks rent for which the property you are applying for.
